Kołobrzeg Real Estate Market 2025 – What Happened and What We Can Expect in 2026

The year 2025 in the Kołobrzeg real estate market was a year of change and adjustments. After several years of dynamic price increases, the moment of stabilization has arrived. Property owners increasingly had to correct their expectations, and buyers returned to the negotiation table. More offers also appeared on the market – both new development investments and apartments from the secondary market. Despite economic challenges such as high inflation, energy costs, and uncertainty resulting from the war, Kołobrzeg remained a resilient and attractive market. It is still a place where clients want to live, rest, and invest.

What Changed in 2025?

The most noticeable phenomenon was the correction of asking prices. Properties listed "through the roof" did not attract interest and had to be reduced after a few weeks of exposure. In many cases, negotiations reached from 10% to even 30%. The supply of primary and secondary market apartments also had a large impact on the market. Clients had plenty to choose from and compared offers, especially in the price segment up to PLN 500,000, which enjoyed the greatest interest.

It was also a year in which many transactions were finalized, but required a more realistic approach from sellers.

How Did Sellers and Buyers Behave?

Sellers began to act much more market-oriented; this was linked to realistic prices which, after the low inflation of the post-pandemic period and the stimulating effect of pandemic shields for entrepreneurs on property prices, underwent significant reductions. There is also an increase in the level of offer presentation by sellers; this professional presentation, good photos and videos, is also forced by the competition among real estate agencies. The Adria Real Estate Agency adria-nieruchomosci.com has been actively developing social media for a long time, and drone photos and videos have become standard. In conclusion, there is greater openness of sellers to negotiations.

Buyers, on the other hand, focused on maintenance costs, and consequently chose smaller floor areas, sought and selected properties in good locations and in good technical condition. They always negotiated. In conclusion, there was a clear return of clients "with a calculator in hand," aware that macroeconomics mattered and still matters.

In 2025, the market was highly dependent on economic factors.

Undoubtedly, the main element determining real estate prices in Kołobrzeg, as well as the behavior of buyers and sellers, was inflation, which, in my humble opinion, had a greater impact than even the war across our borders. It was inflation that hit customers' pockets with energy costs, and the war further amplified this. Of course, high interest rates did not help, as they severely limited creditworthiness. All this led investors to act more cautiously, but they still chose properties resistant to fluctuations: – apartments near the sea, – small apartments, – promoting seasonal rental.

Forecasts for 2026.

The forecasts are moderately optimistic. We expect prices to slowly stabilize at current levels. The stabilization of the market is undoubtedly aided by the relatively large supply of properties on the market. It should be expected that the market will undoubtedly be more stable than in the period 2022, 2023, and 2024, and consequently, there will be fewer sudden price changes; we even expect a possible slight increase in the best locations.

Conclusions:

The strongest segments are:

  • secondary market,
  • apartments by the sea,
  • floor areas of 35–45 m²,
  • plots in good locations.

Adria Real Estate Recommendations

For Buyers:

It is still a good time to buy and negotiate.

Smaller floor areas in a good location are the most liquid.

It is worth looking at maintenance costs and technical condition.

For Sellers:

A realistic approach to pricing is key.

A well-prepared offer (photos, video, description, price) sells faster.

The market rewards quality.

For Investors:

Please pay attention to:

  • ends of developer investments,
  • assignments of rights (cesja),
  • the 35–45 m² segment,
  • locations close to the sea.

Summary

The year 2025 brought corrections and realism, but Kołobrzeg remained a very attractive market. In 2026, we expect price stabilization and slight increases where location and technical condition speak for themselves. If you want to know the current value of your property, please contact us.
